The Government of Zimbabwe has introduced new regulations requiring the validation of title deeds. If you are property owner you need to pay close attention and even if you don’t currently own any property, you will in the near future so better get the hang of things now to avoid future problems.
Statutory Instrument 76 of 2025 introduces new rules that directs every property owner to validate their old title deeds and replace them with modern, securitised digital deeds. This development comes at a time where government has been trying to keep up with the times by digitizing most of the processes from passports to courts.
So how does validation of old title deeds work?
If you hold an old title deed, you now have 24 months (2 years) from the date this law was published to submit your documents for validation. It’s important to keep this in mind because after the period has passed there might be issues if you haven’t yet validated your deeds.

First you need to submit a copy of your old title deed to the Deeds Registry.You’ll also need to present the original title deed for verification.
The Registrar will verify the authenticity of the title, ensuring it meets all legal requirements.
In some cases, you might be asked to provide extra documents to confirm ownership.The goal is to ensure every old deed is legitimate and properly recorded before transitioning to the new digital system.

What Are Securitised Deeds?
After your old title deed is successfully validated:
The Registrar will issue a new securitised deed which is a safer, digital version of your property title.These deeds will be:Stored in a secure digital registry,Available both in electronic form and a printed version on special securitised paper.
You will need to submit your old title deed when collecting the new one.This digitisation process is designed to reduce fraud, prevent double sales, and enhance record-keeping in the property sector.
